What We Do

Altaya Properties, LLC is a properties investment, advisory and management firm.

We actively evaluate real estate opportunities for investment and, once we have identified opportunities with attractive characteristics, we may pursue these investments either for our own portfolio or in cooperation with, or on behalf of, our various clients and partners.

We also work with clients to manage and optimize returns from their real estate portfolios and manage properties both within our own portfolio and on behalf of our clients consisting, from time to time, of raw land, residential and/or commercial properties.

We are experienced in a variety of projects including, but not limited to: development, construction, remodelling and retrofitting, construction defect mitigation and recovery litigation, disposition, close-out and loan loss mitigation.

Client Services

Management:

We make available, for rental and resale, certain properties in the markets in which we operate, on behalf of our property owner clients and properties in our own portofolio.

We actively manage the properties we represent and work closely with our property owners and tenants to provide well appointed and well maintained housing while striving to accommodate any special needs and circumstances of both our property owners and tenants.

Advisory:

We also advise property owners and investors on markets and properties for investment ranging from raw land for development to rental/income properties and appreciation opportunities.  With development and construction experience, we offer insight on new construction, including design and planning.  We also advise on remodels, retrofits, and minor or major remediation, clean and renewable energy and 'special' factors (survival and self-sustaining systems, etc.).

Mitigation:

Over the last 5 years, the real estate market has experienced unprecedented dislocation across nearly every market.  During this period, we have helped our clients work through loan loss mitigation with their lenders by working through options including:

• Loan Modifications
• Short Sales
• Deed-in-Lieu/Deed-for-Lease and Foreclosure

We have extensive experience in preparing and presenting application packages for modifications and short sales as well as managing the full process for loss mitigation, realtor relations,  and working with most major servicers on  portfolio loans, privately owned mortgages and GSE properties (both FNM and FRE).  When loss mitigation is not an option, we have experience managing close-out, including tenant transition.
